West Newton Armory

Metro West CD and Civico Development’s redevelopment of the West Newton Armory will create 43 affordable apartments for households earning up to 30% and 60% of Area Median Income (AMI) at 1135-1137 Washington Street in West Newton. The redevelopment will renovate the prominent front “headhouse” portion of the existing building into common/commercial space and demolish the larger “fieldhouse” portion of the building to make way for a new construction residential addition. The renovated headhouse will have residential common space and a commercial space for Metro West CD’s new offices. The building is pursuing Passive House Certification and will include rooftop solar photovoltaic panels.

The West Newton Armory was constructed between 1910 and 1912 and housed the Massachusetts State National Guard for over 100 years. Following the decommissioning of the armory, the building was transferred to the City of Newton, which released a Request for Proposals in 2021 to redevelop the site into affordable housing. Metro West CD and Civico Development submitted a joint proposal and were selected to transform the site.

The West Newton Armory currently is under construction. Metro West CD and Civico Development are working with Davis Square Architects as the project architect and Dellbrook|JKS as the general contractor. The development received funding from the City of Newton, Executive Office for Housing and Livable Communities (EOHLC), First Citizens Bank, Red Stone Equity Partners, Massachusetts Housing Partnership (MHP), The Life Initiative, HUD, the WestMetro HOME Consortium, MassHousing, CEDAC, the MA Affordable Housing Trust, and MassSave.
