Packard Street Commons

Located in Hudson, MA Packard Street Commons provides renters of all ages with 40 apartments in four buildings: three 3-unit townhomes and one elevator low-rise building that is fully wheelchair visitable.  All units are affordable to households earning up to 30%, 50%, and 60% of the Area Median Income.  Construction on Packard Street Commons began in June 2023 and was completed in 2025. The development achieved Passive House certification, making it Metro West CD’s second portfolio project to be designed and certified to Passive House standards.

Packard Street Commons was completed through close collaboration with the Town of Hudson. In 2021, the Town of Hudson Municipal Affordable Housing Trust released a Request for Proposals to redevelop their former Police Station site located at 62 Packard Street. Metro West CD and its development team submitted a winning proposal for 40 rental homes for individuals and families.

Packard Street Commons is supported by funding from the Hudson Municipal Affordable Housing Trust, the Massachusetts Executive Office of Housing and Livable Communities (EOHLC), CEDAC, MassHousing, Eastern Bank, MHP, WNC, and Dorfman Capital.

Along with Metro West CD, the project team for Packard Street Commons includes architect Davis Square Architects and general contractor L.D. Russo.
