5 Auburn Street, Natick
Metro West CD’s redevelopment proposal at 5 Auburn Street will create 32 affordable apartments for households earning up to 30%, 50%, and 60% of Area Median Income (AMI) in South Natick. The redevelopment will preserve the historic existing Eliot School and transform it into apartments and common space, with a community room and property management office. A second three-story new building will be constructed behind the school. The new construction building will pursue Passive House Certification and include rooftop solar photovoltaic panels.
The Eliot School was constructed between 1936 and 1937 and is a contributing property to the John Eliot Historic District, which is listed on the National Register of Historic Places. The building housed the public Eliot School until approximately 1981 and then the private Eliot (Riverbend) Montessori School until 2020. In 2022, the Town of Natick released a Request for Proposals to redevelop the site, and Metro West Collaborative Development was selected to transform it into 100% affordable housing.
5 Auburn Street currently is in predevelopment. Metro West CD is working with Davis Square Architects as the project architect.
