Project Info

In July of 2023, Metro West Collaborative Development and the Town of Natick executed an agreement to develop the town-owned property at 5 Auburn Street into 100% affordable housing. Metro West was selected as the developer of this property through an extensive RFP process led by the town’s Select Board.

Metro West’s proposal includes the creation of 32 high-quality affordable units for households at and below 60% AMI and 30% AMI. The preservation of the Eliot School’s historic architecture is a top priority for the project, as is the maximization of the site’s open space. A second three-story building is planned to be constructed and this structure will pursue Passive House Certification, a first for the Town of Natick. The existing three-story Eliot School building is planned to house units as well as a community room and office space for the property manager. Nestled along the Charles River, Metro West’s proposal incorporates improved access to this natural resource.

Constructed between 1936 and 1937 for educational purposes, first as the public Eliot School until approximately 1981 and then as the private Eliot (Riverbend) Montessori School until mid-2020, the now-vacant property in South Natick has frontage along Auburn Street and Eliot Street (Route 16) and is bounded in part by the Charles River. The property contains 2.84 acres and is located in the John Eliot Historic District, which is listed in State Register of Historic Places.
